Murrysville runs its own Community Development Department with a building code official on staff. That office covers planning, zoning, construction permits and code enforcement. Its listed duties include enforcing building, housing and demolition codes. The municipality issues the permit for a teardown here.
Murrysville also sets size lines that matter when something comes down or goes back up. A building permit covers accessory structures over 500 square feet and decks over three feet high. Smaller sheds and low decks fall under a zoning permit instead. When we quote your job we go over what the office wants and who handles each step.
Murrysville has one more permit that comes up on demolition jobs: the land operations permit for earth movement. The form asks what equipment you are bringing and which municipal streets it will use. Murrysville sits on hills that fall away toward Turtle Creek and the runs that feed it. That is why so many driveways, patios and yards here are held up by a wall. Timber and railroad tie walls were common in the plans built back then, and many are due for replacement. We tear out a failed wall and build the replacement, so retaining walls stay with one company.
Parts of Westmoreland County sit over old coal workings, and Murrysville is one of them. The Pennsylvania Department of Environmental Protection publishes an undermined area map for the municipality through its Mine Subsidence Section. The state says that map uses the best historical data available and cannot be checked for completeness. Export, the borough Murrysville wraps around, grew up on coal mines opened in the 1890s.
Ground movement shows up in masonry before it shows up anywhere else. Stair step cracks in a block wall, or a chimney pulling away from the house. When a wall is moving, a structural engineer should look at it first. We do the masonry and waterproofing the repair calls for once the cause is known.
Murrysville has been a gas town since 1878. The Haymaker brothers drilled a well here, and the state marker on US 22 calls it the county's first. It caught fire in 1881 and burned for years, then the gas was controlled and piped to Pittsburgh. Murrysville stayed small farm country for another 70 years after that.
