Interior demolition is taking the inside of a building apart while the structure stays up. A gut-out strips a house down to the studs and joists. A full gut-out takes the inside back to bare framing. Drywall or plaster and lath comes off the walls and ceilings. Flooring, trim, doors, cabinets, counters and fixtures all come out. The subfloor comes up when the new plan calls for it.
Kitchen demolition and bathroom demolition are often the whole job. A kitchen is cabinets, counters, backsplash, soffits and flooring. A bathroom is the tub or shower, tile, vanity, toilet and the subfloor under it.
Utilities get made safe before anything comes out. A licensed electrician kills the circuits in the work area, and a licensed plumber caps the lines. OSHA's demolition rules say service lines are shut off, capped or otherwise controlled outside the building line. Lines that have to stay on for the job get marked and protected.
Selective demolition is the part that takes a building background. Before anything comes out, we work out what is holding the building up. Load-bearing walls, joists, beams and posts stay, and so do the stacks, wiring and ducts being reused. Commercial and tenant spaces get stripped out the same way, which is our commercial demolition work.
Taking out a load-bearing wall is a different job. It needs temporary support and a beam sized by a structural engineer. Allegheny County counts removing a load-bearing structural member as a demolition under its asbestos rules. That can put a survey on a job that looks like a plain remodel.
Permits for interior work depend on the municipality. Inside the City of Pittsburgh, PLI handles non-structural interior demolition under a building and development application. Outside the city, each borough or township code office sets the rule under the state building code. We are a licensed City of Pittsburgh general contractor and a registered Pennsylvania home improvement contractor.
Pittsburgh has one of the oldest housing stocks in the country, with a median house built in 1942. In houses that old the walls are plaster on wood lath, not drywall. The plaster was pushed through the gaps in the lath and hardened into keys behind it. It comes down in heavy chunks and a lot of dust.
Any house built before 1978 can have lead paint, and a gut-out disturbs it. EPA's renovation rules name the removal of walls, ceilings, plumbing and windows as covered work. Davis Demolition and Masonry is an EPA Lead-Safe Certified Firm, so that work is ours. It means signs on the work area, plastic on floors and doorways, taped-off ducts and HEPA vacuuming.
The debris gets carried out by hand, with a skid steer where there is room to run one. In the city, a dumpster set in the street needs a staging permit from the Department of Mobility and Infrastructure. Clean-outs and hauling on their own are on our debris removal and hauling page.
